In my case I can make 75% to 80% LTV loans on fixers with reasonable risk level, because if the flipper fails I know how to solve the problems and get all investment money back.

I agree with your comments that mortgage reits are vulnerable to rising interest rates especially if the financial reits are leveraged.Just as the energy sector (nat gas, crude oil, agriculture) are beaten down, I think that the Financial reits are trading 21% below book value and the reason for this is the rising interest rates are already priced in causing these reits to trade at such distressed levels.

From the windows, I saw there was a big mess inside the house: very dirty carpet; old and dirty furniture randomly stacked on each other; all kitchen cabinet drawers were pulled out; no clothes, dishes or food, no any sign that someone lives there.
