Does the fact that I'm buying cash through an LLC and not using any funding of any kind for personal property effect this law and it's application?

I believe you must pay at least the first 3 months of the policy even if you only have it effective for 2 months.

If you have to, you'd need to look at the tax difference as a present valuation much like a financial premium and deduct the value from the comp.Most likely, you don't have the right comps.If you're asking will the difference effect the market, obviously, you need to look at market trends of the subject area and evaluate the property in that market, not to a neighboring jurisdiction. :)

Right now I'm using Vistaprint for outside as they are cheaper but keep in mind that postcards done by outside services are usually less effective than handwritten yellow letters or personal letters.

Also, should the tenants ever find out that you're actually the landlord and intentionally deceived them, wouldn't this create animosity and possibly have other unwanted effects?

I think 2014 will be an outstanding year to buy and rent out sense all the new laws will take effect, and I was told that 7 out of every 10 will not have an outstanding credit score to qualify for a loan so those need to rent somewhere, and everyone can think the government for their input.

But, what you're doing in asking that a deed be held is skirting on the illegal and jumping into the unethical as a deed is effective when it is executed, not when it's filed.

But, the fact that they didn't bid at the auction has no effect on their claim for the surplus funds from the actual tax deed sale (bid price less taxes owed and clerk fees).

If you can buy the 80k Bank 2nd DOT for a few thousand dollars (seems unlikely to me, but maybe you got lucky) you will effectively control, and upon redemption will own, the property and there is nothing the other investor can do other than paying off the 80K DOT, which seems improbable to me.
