As an individual occurrence I would probably have the tenant document the event on paper in their own words, have them sign and date it, then replace the item.

I'm admittedly looking for the one off 'investor' that isn't cash flowing what they expected and are wanting to get rid of their property so that they can get out of their housing situation ASAP.I love the idea of following up a week after the expected delivery date since i do have a skiptracer and can cold call until i hear back since at my W2 job I'm on the phones all day every day.
