I think the challenge would be to find a deal that would be profitable (esp in the SoCal area) since I would start with a low amount of equity/larger mortgage payments and rents that don't quite cover all of the costs.

I told these people several times I was in contract with someone else and they said that what I am signing is not a contract just an offer and if the other place couldn't find a soultion to the child support thing,they would buy and I had till the 8 of march 2016,yes they put the wrong year,to decide,not even an hour I called them and told them that I would not need their service,that my realtor came up with a solution,they called me two days later,at 8pm at night,sounded drunk and said I couldn't back out,that I signed a contract,well I pulled the paper that I signed out and at the top it saids real estate purchase contract,he had that covered when I was in his office.
