That is super tight, especially if their credit report and application shows a car payment, some credit card debt, not to mention all their other normal living expenses, like gas, car insurance, groceries, day care perhaps, entertainment, etc.

I entertain there interests as much as i can but usually communication breaks down and the deal falls threw.

Most of them would entertain an unsolicited offer but you will have to do a significant amount of research to uncover who the owner actually is in order to deal directly with them.
