And its very tough to find homes to purchase that have enough room in them to do this.But if you have the ability to purchase distressed properties and rehab them yourself, you should at least be able to get loans for 75-80% of ARV and have little to no money invested, much less than 20%.

Sounds like family has money so have been able to keep his name out of the criminal record so far.Once the guy is out, you need to make a call to his dad and let him know they both will be getting a bill to repair the damages.

The reality is you need a LMO, another reality is that you probably will not find one to approve a Lonnie deal, they already have issues with the valuation of cans on wheels to establish the loan to value to predict amounts of equity and ability to pay them off.
