Burglary/Early termination of lease question

I have a tenant who was burglarized last night. He called me at 2am instead of the police. He notified me this morning that he is moving out and "will pay rent for March, but then he is done". He has still not filed filed a police report. This is the second time someone has burglarized his apartment and he has not filed a police report. I know he is into drugs and has had LOTS of visitors at his house.

What are my obligations?

Can I request a police report before I release him of the lease?

How should I proceed?

Into drugs and lots of visitors? Is this fellow just popular because he shares or is he dealing? Either could make him a target for burglary and explain why he doesn't file a police report.

In your situation I would, simple respond with "thanks for the notice" and them start advertising the property for May (or whenever you think you will have it rehabbed and ready).
