Listing agent finally responds several days later and first he says he had COVID, then said he was on vacation and the house now has an accepted offer even though there's nothing about an accepted offer on the listing.

If you hire licensed professionals anyways, you will likely only have a few inspections: framing and insulation, electric rough in, plumbing rough in, electric final, plumbing final, building final.  

I believe this thread has run it's course and wanted to close it out with a final comment.

I actually used the extra time I had during covid to finally pursue real estate, as it had been on the back of my mind for years.

Complicated scenario I have no guesses for best tactic:  dual/final death:  all 401ks are distributed upon death. 

I was wondering are there any companies who will do marketing and finalize the deal for me?

Some providers take the approach that a furnace or water heater with several years of expected life shouldn't be replaced in the rehab, but that the final product should be priced accordingly.

When we were almost at the end, there were issues with getting the township to come out to complete final inspections to close the permits and issue the CO.
