He repeatedly kept saying he was the best, and anytime I needed work he would say his contractors are the best.issues with  the house: Foundations caving it with countless stress fractures and rooms sinking in with doors sticking making them nearly impossible to open. 35 years of vacancy at that house led to house walls being filled with mice... they chewed on the electrical wires and chewed holes in every wall and next to outlet covers and they chewed the entiee inner door frame from tbe walkup attic giving them easy access to walls throughout the house.

The main house is a 3/2 ~1400 sq. ft. and the other is a 2/2 around 1000 sq. ft.

This house only needed a full paint job,garage door repair and new flooring.

The hardest part of the deal was finding someone who would finance 50K for 30 years and be ok with making $1.48 in profit a month.My mortgage payment was going to be $312 and this house, by my estimate should rent for $1,050/ month - which it did.

Get a house over a condo if you can.I've been looking at a beach house to rent in Myrtle Beach and they are pricely and calenders look pretty full.

 This house im am locoking to fix and flip does not have the plumbing waste line connected  Couldnt have a sewrr scope (see photos).

I am reffering to change count of bedroom in the house officially to increase the value.Orhi

legally, as a cost basis of the house, it should have been included in the closing documents because it impacts things like taxes collected by the state, etc.  

They may decide to buy a house or get a job of high enough quality that they do a background check on them and they need to get the judgment released in order to qualify.  

I have been renting houses out for over a decade now and this has worked well for me.
