The other concern I have is that at least in California, it's important to do everything by the books that way a tenant doesn't have the opportunity to come back and say "but that's not what you did last month". 

Doesn't the city permit office make sure the property is repaired correctly...to code...apart from the smell?

Government doesn't like working on weekends for the most part.

@Jessica HuntIf you are a regular "employee" of the business then you do not need a license.However, doesn't mean you won't run into any issues.Property management has a lot of risk when it comes to things like fair housing laws, which is why you normally have to be broker or be a salesperson under direct supervision of a broker.

Based on your post it doesn't sound like you have much experience in real estate.

So I'm not saying it doesn't happen, can't be done, etc. but it's much easier for a developer (or very experienced flipper) than Joe Schmo (like me) as a one-of scenario.

Most of the time they're willing to share what works, and what doesn't in your area. 

The bank doesn't care who the payments are coming from.

However, my current job doesn't pay as well as I'd like it and honestly, it's not my passion.
