Apparently bail outs are the new norm which is unfortunate.

I will defer some rent, waive late fees and perhaps even forgive some rent to people who were unfortunate enough to contract this disease. 

Unfortunately for me, however, that would push me out beyond the point where I could receive the capital gains exemption.

- Desperate or want to move in right away (besides some special circumstances such as they are from far away & have just accepted a job in the city, etc).

I'm in a position to refinance my home while keeping my day job (that I hate) but with current circumstances I'm challenged to refinance my mortgage and place it safe or do I get equity an loan to invest in rental?

Springville won’t let me build another duplex unless it’s a separate lot unfortunately. 

@Lauren Kormylo Guests were getting messages saying their reservation qualified for extenuating circumstances due to the incident in XXXXXXX (substitute with any city).

Basically it depends on the circumstances for both the landlord and the tenant.

Consider asking them to make all repairs, pay for the re-inspection or cancel the contract and demand a full refund of your EMD.Ideally, an extension for your due diligence should have been executed, but this delay was at no fault yours and the sellers never sent you a demand to release your inspection contingency so it’ll be hard for them to enforce given the circumstances.
