You will hardly ever find a decent single dwelling property for less than 300k (generally speaking) and even apartments/duplex/townhouse units go for up to 300k (medium standard).

I would like to standardize on a window covering that is low maintenance and inexpensive.

I don't know if this is standard or not, it just seems like a really expensive way to learn.

@Lynn Currie  I'm thinking of using the polished concrete on the Capistrano Beach Spec  When doing that, are you using just the standard concrete color, or putting color in? 

You should simply be able to use a standard P&S contract between you and this other wholesaler. 

I am in WI and will be using the standard WB-11 form, in addition to a land contract.Any insight is greatly appreciated. 

Did you send the letters in a standard envelope, or one of the invitation sized ones like Michael Quarles suggests?
