@Don Harris You are referring to undivided interest in an established note you are buying.

Process to establish was pretty painless and only costed $300 all-in in with a desktop appraisal. 

I have established a 5000 emergency fund for each property then reinvested the excess either into additional principal payoff or other property.

Look for established brands with years of track record.

If you have not established the proper relationship with them or they don't have anything to authenticate or verify you yet, an email is not worth anything.

I am also established with subcontractors in just about every section as well within my network.

All that being said, if you are talking about a lake (market) that already has established vacation rental history then there should be no reason you can't find a 'vacation home for free' in there with the right purchase. 

I'm in the process of establishing an LLC but waiting for the final paperwork.
