Julian, this would most likely be prohibited because it creates conflict of interest. 

Probably most typically $7-15K.On the fed level an exemption still prohibits "general Solicitation" (ie: advertising).

You can only receive a deposit if you have a written rental contract (RCW 59.18.260), but I am aware of nothing prohibiting prepaid rent and find it to be common practice in our area depending on the quality of rental.  

I like to do direct mail in minimum runs of 2,500, but for some that is cost prohibitive.
