And the guaranteed bit is key too ... sufficient margin of safety must be maintained on the non-risk-free alternatives or else when bad stuff happens in the market then really bad stuff will happen to you as an investor if you lever to the hilt without any margin for error.

I guess seller financing leaves me vulnerable to Dodd Frank rules where I would eventually need to find an RMLO.I am also looking at lease options as an alternative method to essentially owner finance the mobile homes to buyers.

If you're just now expecting you can make alternative arrangements for a new born in your home quite attractively - especially because you're looking to a very short term goal of getting into that house soon.There is no statutory period for you to use that property for investment before you move in.
