Rehabbing a fire damaged Multi Family in Union County NJ

Hi Bigger Pockets Community, 

I'm in the beginning stages of REI and have come across great opportunities, which to the unexperienced eye look like great opportunities. One of which is an 9 bedroom multi-family with 2 legal units and a bonus 3rd unit. The property has 3 stories, 2 of which were damaged due to a fire last year. This property is now a damsel in distress waiting for a rehabber to save the day. This property offers a number of benefits. Sits on a massive lot, has a solid rental population, IMO can be expanded to a legal 4 family or have another property built on the additional lot.

I'd like to accomplish 2 things. 

1) Learn how to analyze a fire damaged property with either a buy & flip or BRRR strategy in mind.

2) Partner with a rehabber who is looking for someone who's willing to learn and contribute free labor in exchange for a small percentage of the profits.
