Hello World, I have been doing research on "cash" offers as an investor and the results I have came up with is a "cash" offer can be consider any funding that is or has the ability to be liquidated without contingency from a bank; i.e. hard money, private money or your own cash.

From a percentage return perspective, we currently have our money that is ready to invest in real estate sitting in a high yield savings account earning over 5% interest.  

You can request those tenants to clean the bathrooms through rotations or just charge them a small cleaning fee to hire cleaning crews to clean the house 1-2x a month or you do the cleaning yourself to save up money and have extra passive income.

If an emergency happens, why not look into getting a line of credit set up now, so you have access to that money? 

This can provide you with more leads for less money.

Look into a hard money loan so you can get the rehab budget covered, and make sure the rehab budget is non-dutch so you do not pay interest on the rehab budget until you begin to make reimbursement draws.

I take some money off the rent.

Last thing you want to do is get too deep somewhere with your time and money only to realize the STR laws are not friendly.

We talked to some people (banker, pm, etc) about a weekly rental property but seems it would make more sense if you wanted to use the place yourself and not too concerned with making money.
