From what I've read on here the best play is to buy low ($2-3k per mobile home), rent ready rehab and sell to make $2-3k margin.

I will also have 7 years of rental history by then.I have good cash flow from my businesses and other houses, this is just a play to build long term equity.

However it sounds like nobody can send money online in that manner (and I have checked other places too.) so the playing field is back to level :) But it does surprise me in this day and age no title company has siezed on that.

Yes there is a due on sale clause in any conventional or govt. loan, such will NEVER come into play setting a residence in a family trust.

I also suggest you keep your money situation to yourself until you know who you are dealing with, you need to play poor as a church mouse, IMO.
