BTW, are you handy/skilled in rehab work?

Currently working full time at a local appliance repair shop since 14 years old , and similar to Robert Kiyosaki, my boss has been like a second father to me, guiding me on a hard working yet prosperous path as well as providing me with the opportunity to hone my "people and sales" skills. 

It's the skill and knowledge of the person working it.  

If you choose to grow in the future and do not have the money you can then partner with others that do have money or the ability to get a mortgage.This guy brings nothing to the table except his contracting skills which would be far better suited to a 50/50 flip partnership not a rental.

I'm not sure why so many advocate putting offers in on several properties at a time when the liquidity is not there.There are several properties that I evaluate and analyze (always honing your skills) and then choose which one I will offer.

My husband is a carpenter for a property management company so we've got skills and knowledgeable friends to help along the way.

If you have no people skills, can't avoid confrontations, don't manage maintenance (aka attempt deferred maint.), then you better get all the protection you can afford. 

I never have any "fixing" worries, I never have to factor in a GC or labor costs (unless it's a huge job), and it's a very very good skill to fall back on in the aspect of real estate as well as just general work.

The importance of having a supportive environment with knowledgeable, skilled people willing to help guide you is paramount to success in any industry. 

I would compare the terms against a traditional mortgage and an FHA loan.Your skills of online marketing and graphic design could be VERY well used on Bigger Pockets.
