If you choose to grow in the future and do not have the money you can then partner with others that do have money or the ability to get a mortgage.This guy brings nothing to the table except his contracting skills which would be far better suited to a 50/50 flip partnership not a rental.

I'm not sure why so many advocate putting offers in on several properties at a time when the liquidity is not there.There are several properties that I evaluate and analyze (always honing your skills) and then choose which one I will offer.

I never have any "fixing" worries, I never have to factor in a GC or labor costs (unless it's a huge job), and it's a very very good skill to fall back on in the aspect of real estate as well as just general work.
