Things like valet trash, cable contract reimbursements, RUBs, common area expense budgeting, proper staffing levels, AI revenue management, PPMs, subscription agreements, blue sky filings, commercial lending standards, commercial building codes and permitting, ADA compliance, etc.  

Currently a structural engineer so that definitely helps with some of the real estate issues!

Hello biggerpockets,I am trying to understand all the potential *legal* issues I can run into by trying to split a regular single family home that is zoned as such into essentially a duplex with 2 separate tenants, one living in the house and the other in the basement.

I have used this lease for 7 year without running into this issue.

You did not mention any payment issues, have you been collecting mechanics liens with each payment installment?
