If you don't have the funds you'll need to make them through a W2 job, or 1099 contract work.Alternatively, you can looking into other "creative" financing options.

However, a way to make this even simpler would be to just use a lender that can qualify the rental income with AirDNA projections so that you don't even have to go through this exercise and aren't at the mercy of what the appraiser is/isn't willing to do.

Changing cabinetry after it's installed is generally expensive and looks piecemeal.If you put a dishwasher where the oven is, you'd have to pay a plumber to run a line back over to the sink and it will cut through that corner cabinet Basically, if you're moving stuff around, it is a big deal.
