I also try to find out what the situation is ( divorce, forclosing, death,etc)I basically just ask a bunch of questions that I could easily get the answer to myself, but my objective is to get the seller talking about the house and their situation.fore I even call them back I have already looked up the A RV and General data on the neighborhood after talking to them and getting to know their situation for a little bit, I set up an appointment to go look at the home.Once at the home I continue to build a relationship with them and position myself as the professional who can help them out of their situation.

anyway... we packed up our search n have stuck to our comfort zone in where we come from (technology field).fast fwd to 2011, I'm focused on sfr n residential mkt (4u)... the current consideration has been flip n according to a CPA re investor, he's told us LLC is not a good vehicle for flip biz, but good for buy hold biz.after about a solid 9mos of gettg familiar w the residential side of analysis etc, I'm now figuring out the ideal strategies n what order to pursue.
