It is fine if he doesn't qualify  under your standards, but just have him on the lease so if they are evicted ect he is also held responsible3) For the air filters, a company I used to work for would hold tenants responsible for this.

Our feeling is that either they know each other well enough to share a bed, or they don't and will either increase the bed requirements of the listing, or will bring an air mattress.
