No simple feat as it's quite speculative.

Logging companies have pretty high operating costs and usually require a certain amount of volume on a tract to make it worth moving equipment to the site.

Typical is to have the building under contract and past physical DD, just to avoid the cost/time of setting up the LLC and operating agreement. 

@Kyle Jiron  that makes perfect sense, that was a very good break down and im definitely saving that paragraph as a simple blueprint.
