Looking at the spreads on property's in my portfolio and boy o boy--- maintenance, maintenance, maintenance. I came across a company out of Texas that encourages you to simple purchase a property and then sell owner finance with a $200-$300 spread between your payments and their's... No Maintenance, Big Down Payment? What could go wrong--- you have to foreclosure in a few years---- booo hooo! Anyone using this strategy?

What could go wrong?  They could not maintain anything, trash the place, then drag you through a 9 month foreclosure.  I’m not saying don’t do it, but not considering the many things that could go wrong is foolish.
