I also wouldn't allow the tenant to move in a friend or relative in order to afford the unit.

I am looking to renovate it for 12 months mostly myself and some friends, and then do a cash-out refinance after the seasoning is done to pull my money out and pay back private loan.

Can anyone recommend an investor friendly real estate agent that covers the Brantford ON community? 

I am interested in finding SFHs and I also have a friend who is trying to unload a multifamily property in not so good shape.
