I'm back in town this week I was checking on our deals in columbus. land cost is prohibitive in some ways but with the right group I think we could take down a good deal. there's some new legislation that is pushing density as well  which is favorable for land entitlement. thanks for commenting I'll follow up privately 

@Justin SegarraThere are a handful of us here in the forum that House Hack MTR by the room on FF (and other sites) and the informative conversations are sprinkled throughout, so I recommend doing a keyword search here.

However, a few things I would suggest to give you a better perspective is: 1) Talk to property management companies in the area to see if they operate in the area and/or have comments on tenants in the area, 2) Speak to a few banks to understand how they would lend on this property, 3) Scan Zillow/craigslist and other listing sites to understand the rental market for listings...

In our local MLS the year over year appreciation was a little over 5%.

Our tenants rent did not get deposited into our account.
