Leads and where to find them

I've been using propstream and batch but it seems like a lot of the leads there are no good.. I'm tired of wasting so much time on dead leads.. does anyone have a good way to get decent leads of high motivated sellers?

I appreciate any help and adivce as everyone on here is usually so amazing and helpful.

What does this even mean? Create a list of 50 people that know, like, and trust you. Contact them every month, preferably in person, and make small talk. Build your relationship and nothing else. Do this every time for the rest of the year. By the end of the year, you should have 50 or more referrals.

You can do the same with local businesses. Find businesses you really like and get to know the owners and staff. Stop in once a month to see how their business is doing. Is there anything you can do to help their business? Then ask if they could help yours by referring buyers and sellers.

After 3-6 months, these people will always think of you when they think of real estate and it will start producing referrals. It's the simplest method that produces results, but agents fail to put in the consistent effort.
