Dear BP,I have been getting creative looking for properties and reached out to an owner with a 24 unit complex that is not on the market.

There is currently court action against the company and a "receiver" has taken over.  

Then, at some point where the bank won't loan anymore to me due to my debt ratio being too high, I plan on selling the SFHs I have, cash out, take a big chunk of that money and buy an apartment complex ( 6 units and +).

I would love to one day own and manage my own properties, probably no more than 8 single family homes or just a 24 or so unit apartment complex.

While a judgment for the plaintiff was rendered in this case, the court refused to pierce the LLC's corporate veil.

I compiled all paperwork in the case and hired a property lawyer to take the case to court and receive a judgement against the tenants.

Right time, right place type of thing, although I would prefer owning the entire duplex.Our longer term goals are to grow our passive income stream via buy and hold of more SFH and larger apartment complexes.  

I'd like to rent a home simply because I no longer wish to live in a condominium complex which you can hear everyones' arguments and drama EVERYDAY. 

They are now waiting for a court date.We can get this property at < 50% of ARV, particularly if we buy it with the problem and handle that ourselves.  

I have added it unopened to his file for proof if he takes me to court.
