They may not be your mentor in the traditional sense of the word, you may have to spend some money to go fly to see them and spend a day in their office and buy them lunch, but so many willing to share if you do the work to make it happen.Don't focus on the splits.....the money will come if you do the work.

The rich don’t work for money.

Walking distance from shops and parks.Financing:I am looking at traditional financing and am lucky to have my parents help with the down payment.

I want to keep in mind, that I am not trying to get rich quick here.  

I am self-employed and really struggling with traditional lending.

Only look at zip codes that have a least 3k housing units (target rich environment) and a median home value of 100-250k.

Hi all, Would anyone on the forum happen to have a recommendation for a traditional  local/regional bank that is comfortable working with residential real estate investors in downeast Maine (as the locals refer to it)?
