Bigger Pockets is definitely the BEST place to learn about all aspects of REI.  

If you ever have questions on your numbers there a various people on here who will let you know if it makes sense or not.Basically if you can get the numbers aspect down and then know what to look for you will be ready to jump in once you find a good deal.As far as REIA's go I haven't seen many in Northern Snohomish County, but that should change soon!

For negotiation, particularly on the psycologcal aspects, I would highly reccommened "Never Split The Difference" by Chris Voss.

Hi @Jen Starr....I understand the fear aspect that you are dealing with.  

I love the community aspect of it the most.

The real estate side is currently my "side hustle" until the company grows to the point I can support myself through the leasing aspect.

But I am very well educated on other aspects of REI.

If you are really concerned about the renewal aspect, there are some local banks doing commercial loans that will simply reset their rate after the 5 year period but you don't have to refi/renew the loan all over again after the 5 year period.I think banks have caught on that doing the auto renewal with the rate reset is far better for them and their borrowers.
