If I bring the rent up to market on her unit, is section 8 flat out going to say no?

We could not get entitlement approval for a 76 unit hybrid hotel/apartment. 

One notable exception was an episode of HBO’s Silicon Valley, where the hapless Jared has tried for over a year to evict a nonpaying “professional tenant” who is currently subleasing Jared’s unit through Airbnb because California’s landlord/tenant laws are so biased in favor of the tenant that an eviction can take close to an eternity.

We were networking with another investor that provides MTRs to this company in the offseason, but they are making all of the tenants leave in the next few weeks to switch the units to STRs for the summer.

I own 47 units now and am considering new construction (build to rent).

By purchasing a multifamily property and living in one unit while renting out the others, you can significantly reduce or eliminate your housing expenses.

I found a triplex with 2 long term tenants (5+ years) who I've met and kept their units in great condition, though they are in the units that are not renovated and in turn not paying as high of rent.

DSCR requires "No employment" or job seasoning and is 15% for single family and 20% for 2-4 units.

I've allowed wall mounts in my units.
