They understand, that you would not sue them for ''specific performance'' and if you do, it will take 3-4 years, plus attorneys' feed, etc; even if you win the case 3-4 years later, it's not worth the time and effort, lick your wounds, and don't step on the same rake any more :-)

If @Matthew Botos is needing to feed that nerd-dom and has some serious free time - together with a real estate agent who would willingly provide the comps - it might be possible to see if there is a greater rise in rents/property-sales-prices in areas near a light rail just after it opened, compared to those at some specified distance from them.
