I'm looking for advise on how to go about negotiating the best price on a property I own.Heard from an acquaintance that a certain retail outfit was considering a property across from me, the problem is the parcel they are looking at has no water, sewer, or commercial access on to the main road, water and sewer would have to be brought over from across the street.I emailed them to ask if they would be interested in my property, being I had water and sewer at two points along my lot, with commercial access on to the main road.At this point they are asking me if I have a price. and they have asked for a price 3 times.1.

I had the sink replaced and the mold cleaned out professionally but no she is claiming it go her and her niece sick.Bugs.....she leaves food out every where i didn't expect anything less.Cabinet doors....at the beginning i did tell her my plans to update the kitchen over the summer but after my issues with her i no longer feel i should because the brand new kitchen will just be messed up by the time her lease is over come Feb 2017.

Restaurants tend to work on certain margins so when we are evaluating a restaurant tenant for a center we are buying we look for 10% or lower rent to sales ratio.So if you pay 100,000 in rent we want to say at least 1,000,000 a year in sales or higher because once you add in food and labor if you go higher than that the operator tends to get into trouble and will either go out or ask for a rent reduction.

You can try to negotiate for yourself, but that usually does not work since the laws may require public sale.If you know of areas that have many parcels where the liens amounts are much greater than the parcel value, start talking with the local politicians and show them the lists of properties.
