Good afternoon BP,
I recently just purchased my first condo in the Hampton roads area in February 2016 and for the first two months everything was amazing.....come May anything that could go wrong did. I planned for life to happen and i was ready for an hvac replacement, plumbing issues, and even the semi bug spray. The only thing i wasnt ready for is my tenant always coming up with excuses of why the rent was late and the reason she claims it was late is because of very minor repairs she claimed exist for example:
toilets not flushing
mold under the sink
bugs
cabinet door
Now before everyone goes and judges me i want you to know i have sent a plumb out to the house 10x of which he was only able to get into the house 4x. He assured me the problem is the tenant is not flushing the toliet and when she does she doesn't hold it down.
As far as the mold goes i have had the house treated before she moved in. I had the sink replaced and the mold cleaned out professionally but no she is claiming it go her and her niece sick.
Bugs.....she leaves food out every where i didn't expect anything less.
Cabinet doors....at the beginning i did tell her my plans to update the kitchen over the summer but after my issues with her i no longer feel i should because the brand new kitchen will just be messed up by the time her lease is over come Feb 2017. So i had a handy man come and repair the cabinet doors.
And to top all of this off i get emails telling me she is going to sue me in civil court for her living conditions in which she feels she pays way to much to stay in. She still hasn't paid her pet deposit, people stay there who are not on the lease, and she is on drugs.
any advise will be greatly appriecated i don't know if i should just get a lawyer or call her bluff and February is long way. I know I messed up by avoiding the tenant screening steps but she was a vet. I'm in the military and I let my guard down and I'm paying the price.
