One thing I noticed is that many appliances offer an extended warranty that starts after the manufacturer's warranty expires.

If so, you will have to make an offer through the realtor, (or wait until the listing expires and then approach the owner).

Most leases are in place until 2018 with one expiring in 2 weeks.

We would just tell the seller that and if they expire (usually again) or they decide to cancel with their Realtor then we would be interested in buying.  

You could be cash heavy until your CD term expires.

Finding properties to target can come from a number of sources: Driving for dollars; purchase a list (listsource, click2mail, etc); public records (tax liens, code violations); expired listings...
