Financing for beginning investor

Hello to all, I am a real estate investor and I need help/ advice on the business and financing. Here are my problems , The last time I put a property under contract, no one wanted the property and the contract expired. Since then I have been able to find properties but either no one wants to buy them or the owners do not want to put the property under contract . So my thought process changes. Instead the route is now finding the property and going to the banks for a home equity loan / mortgage . I have now created myself an business ( LLC), and now want to see if I can get a line of credit with it . With that being said , I plan to use a business line of credit if possible only because my personal credit is poor. Bad decisions in college . Any help would be appreciated. The ultimate conclusion would be for me to try and save about 10,000, then go and bid at an auction.
