Good morning Yavuz,
I'd say finding a good, reputable agent can help you submit multiple offers quickly. My guess is that if these properties are getting sold so quickly, people must be out there seeing these listings within a couple days or HOURS of the listing and coming prepared to make offers. Keep following MLS so you can get out there and make offers.
As far as DMM is concerned, it can be time consuming and a bit costly depending how many properties you target. Finding properties to target can come from a number of sources: Driving for dollars; purchase a list (listsource, click2mail, etc); public records (tax liens, code violations); expired listings... It all depends on what your goals are and what kind of properties you want to target. I still think its a great way to find motivated sellers and it could work for you especially if you're paying cash.
