When I attend the various REI conventions many of the companies in the Exhibit areas are Tech companies that are putting Direct Mail and Cold calling out of business with digital marketing approaches.For me personally, Whenever I've received Direct Mail envelopes in the mail for any of my properties, I just throw them in the trash without even opening them, partly because I'm usually not selling any of my properties, and if I were to sell I know what I'm doing so a Wholesaler would never be factored into my sales channel. 

There are some of these buildings now that have been inherited, where the owners just want out.It's a good area with double digit appreciation and most of the easy inventory is bought up.

I guess even small things cost triple digits. 

Flash forward to today - I want her to manage my property and rent it by the room on airbnb to traveling professionals...She's asking for my Airbnb login, pics of the house I wanna rent, Blink account info, door lock details, bank info, and the last four digits of my social security number.

Most note investors will seek a double digit yield so if you write it at 8% and 30 years it could be a 10-25% haircut / if they were not consistent payers then 25-50% discount depending on the stateIn such a hot market why would you seller finance?

In speaking with a very large ($1B fund) on NPL's they target low double digit returns.

You also have the chance to get paid for driving for dollars leads...that is looking for fsbo...vacant houses...tall grass ..moving vans...pods...newspaper pileups....etc....you're putting those all in your database skip tracing them and calling and calling them until they list.

I want to handpick which ones need saving still, and then, I want to digitize those to preserve them better.
