I've heard of the difficulties of managing from a few hours away, but how have you been able to manage from out-of-state?

I am sure there are other scenarios, but I am having difficulty understanding the process.

Acquiring your first few properties can be really difficult, I remember being in your shoes a few years ago. 

@Van Blackman - thanks for the info, I know there will difficulties and hiccups along the way but I'm ready for them and I know I learn most from my mistakes.

My question is, how difficult is it to get a private lender for a property investment on my own, be it Wholesale or Flipping?  

Aside from the difficulty of just finding them, it's hard for an out of area buyer to succeed with those properties here because they sell almost immediately and it's difficult for out of state buyers to look at them before they're gone.

At the very least, it has an impact on their credit and will add to the difficulty of them finding other tenancy or obtaining a loan.  

I hear so many stories of poor property managers - and hear people discuss their difficulties in finding good managers - so often that I wonder why more investors don't bring management in-house.
