How do you get a private lender to invest in your property?
I am a newbie and right now I am in the research phase to determine my niche and strategy. I am thinking of participating in an online training ($299) to learn about investing and part of course offering is that I will have access to lenders to assist with my investing. My question is, how difficult is it to get a private lender for a property investment on my own, be it Wholesale or Flipping? Should I invest in this workshop which will give me access to lenders, or build a list and go for it on my own?

Ughh, I really hate seminars and workshops only because nothing they will teach you will be any more than you can get off the internet with a little research. And actually, in many cases this website is better than 80% of the seminars I've gone to, so please do not discount free information.
To answer your question, how do you get a private lender to invest in your property? For me personally, by far the best way is through networking and getting to know other investors or potential investors. Go to real estate clubs, meetups, investment clubs. Go where these people hang out.
Don't go there to immediately try to sell them on a deal you have but ask for their help or advice Tell them you're new and keep them in the loop as to what you are doing. If you have rapport with them the deals will flow naturally. If they are interested they will signal it to you, if they are not you should ask them why is it not a deal they would invest in?
Once you start getting to know these people and start spending time in these places finding investors for your deal will not be difficult.
Unfortunately, most people think investors just fall out of the sky while they're seating on their couch and life doesn't work that way. If you want to catch fish you have to go to the ocean, the ocean will not come to you.
