Take a walk through of the house as to access repairs, upgrades, etc.Pics, curb appeal, neighborhood (location), neighbors, etc...How is the agent's affect and their knowledge of the listing home?

You can certainly get wealthy but not by working 1 hr a week and watching your accounts fill automatically with money.Real estate takes work especially when you are starting out with little knowledge, no contacts and little idea of what a solid real estate deal really is.Another false image is that you can be buying properties with little to nothing down on a regular basis.

Their opinion was that fair market is broad and could be lower or higher based on many factors: condition, long term versus short term, knowledge of the pending foreclosure going into the lease, etc.
