Hi Eric,

My advice is this...

Deal honestly and ethically with everyone you encounter, even if they aren't doing the same for you. There is opportunity to take advantage of some people in wholesaling, I strongly urge you NOT to do it. I'll give you a quick example...

This last year I received a phone call from a widow who just lost her husband. He owned 5 rental properties and she flat out said she just wanted to pay off the loan balance, which was $200k. I knew I could wholesale the properties for $275k. When we met the next day I brought a contract for $250k. I could have easily taken advantage of someone but instead dealt with her honestly and fairly.
