The agent has nothing to lose by throwing out a number and being wrong, the property will already be yours by the time you figure it out and the agent will have already earned the commission and moved on.To add to the comments already offered, if the big ticket items were done in the 90's, then you can figure they are over 50% worn out and you will soon find yourself writing big checks to replace them, or at the very least keep putting on band-aids to stretch their life a little more.

We recently did not renew a tenant in a very nice newer (2006) house in an excellent neighborhood in Las Vegas, as she kept leaving the trash can in front of the garage, violating HOA rules, and id not pull a few weeks (the yard is mostly 3" rocks), drawing a fine from the HOA.

I'd say the 3 towns I've been focusing on have been Glen Rock, Ridgewood, and just recently I started to look into Wyckoff as well.

I studied the rehab formula for distressed properties at 65% or 70% minus rehab and wholesale fees but when I came across my deal with only $3,000 repairs to sheet rock and it being tenant ready I thought it was great for a buy and hold investor....

B- and above rental market neighborhoods and I'd prefer non Section 8.Thanks for your insight regarding the tenant-friendly environment present in Chicago.
