Renting them out is not an issue as demand for homes in stable neighborhoods is currently very high.When looking into out of state investing, I couldn't get comfortable with the fact that my assets would be a plane ride away, I'd have to rely wholly on an out of state team and I also didn't have the time to spend researching the sub-markets of the area's I was interested.

The problem with extra pet deposits is that it is not possible to quantify the effect of pet smells on the value of the property, sometimes replacing the entire carpet is the only way to get ride of the pet smells.

@Mike Webb it is extremely frustrating when that one person, with his "x" years of experience over rides 4 people (my agent, buyers agent, me, and 1st appraiser) with a combined 70+ years experience... and there is NO RECOURSE!!
