That reminds me of a local story I read a few years back where a guy who was a musician his whole life and never earned much more than about $40k had the good fortune/luck/insight to buy a small older home near Stanford University some 40 years prior.

BUT I reminded them we had rodent screening & sealing would cause mold & moisture issues.

First of all, BIG Dave Ramsey guy here (I think he gets a bad wrap in our world), so thank you for reminding me of his debt snowball.Second, these are all awesome!

And don't forget that any entity has ongoing obligations and suggested activities such as filing annual reports and taxes, annual meetings, having a separate bank account, etc.If you do change it to an entity don't forget to update the insurance as soon as possible as you might not be covered under the new entity/ownership until you do and that might not be something your attorney remembers to remind you about.

This reminds them that you're ready to help them when its time for them to buy/sell/invest12-1pm Lunch : gotta eat1-6pm : Appointments* For newer agents who do not have appointments, use the afternoon to do more prospecting and following up.

Remind her that she has a lease agreement and she needs to follow it. 

Sends them a reminder each month before rent is due and keeps me updated. 

But that's me, wife reminds I have size and a "look" that as she says people would think "nah, not gonna mess with that guy".

Reminder to people out there, if you have your servicer handle the forced placed insurance - remember after a foreclosure or deed in lieu where you get the property back the property is no longer insured.

Which reminds me, here's one last tip...when you serve the tenant any notice, also serve a copy of the notice to the Housing Authority.
