Working on my first multi family investment.

I'm a beginner to multi-family and trying to figure things out.

Sure, you could argue that you'd be collecting rent from your tenants, but good luck finding a multi that has enough positive cash flow to cover the entire mortgage, taxes, insurance, vacancy, maintenance, capex and your living expenses, food, gas, utilities, etc.

I'm under contract to purchase some smaller multi's in rapidly changing neighborhoods.   

• What are the average rents for the area (there are several online tools that can help you out with this)• What are the schools like in the area• Is the area primarily SFH, Multi-family or commercial? 

I am planning on buying my first Multi family house this fall, did some due diligence and the numbers seemed to be working just fine.

Aside from that you have a multi unit in a class C area.  

Is this for a multi-family or single-family rental?

Jay Hinrichs yes Bruce was a little skeptical on the multi family market but all in all the aspect of real estate actually helping the turn around of the next recession actually made sense in the SFR area.
