I can only add that you should make sure your lease holds them collectively responsible for the rent (joint and severally responsible) to ensure that one party cannot claim that they paid "their half" of the rent and that only the other party can be evicted if they do not pay the full rent.

The mm will list us all as 20% owners and then we will draft up a joint venture doc to further tighten it all up.   

In my purely brainstorming, not a professional in this, thinking what I can imagine is having a joint LLC with your sibling wherein you both own 50%. 

I'd ask for references of past jobs done, other Joint Venture partners names and those jobs if any.
