So I came to an agreement with my first tenants I've had since purchasing a duplex one year ago that they would leave 2.5 months earlier than their lease expired.Too many problems to list but were basically too rude/loud and had to actually call the police several times to have them get the picture that they can't come back from the bar at 3 am and blast music, scream, and wrestle while I am trying to sleep below them.Anyways, the time has come and they will be leaving this Sunday, this is in Michigan BTW.

Today, many of those buildings on the West side are condos, businesses, shops, bars and restaurants.So while I appreciate the comment, this city is far from down and neighborhoods and areas all around the area will go up and down, but the city itself with continue to grit and grind.

So I think it might be in a floor zone. 1 Bedroom aren't hard to rent we have a college about 20 mins drive away it is downtown area about 10 blocks away from where all the bar/place to eat and shopping are.

He is a highly respected member of both the Delaware and Maryland bars and recognized as one of the best lawyers in America within his field. 

As soon as you make improvements that will justify higher rents, you will raise the bar on the cash flow collection over time.And there will be an additional increase when you upgrade and transition from your current apartment.So, the triplex purchase will look much better from a cash flow perspective in the future.Good luck and best wishes, the take away from this is that you educated yourself, took action, used a VA loan and now look to build upon your REI experience.
