First step is to check with the city or county to determine if you can do what you want to do and what is required for all zoning approvals and the time frame, Ask if you have to install curb, gutter, sidewalks, street signs, street lighting or any other special requirements. 

 1) get pre approved with a lender and 2) get a relationship built with a local agent that knows the  area and has time for your plans ....

Right now I’m waiting for my VA Consultant and my builder to get approved.

I have a colleague in LA who flips SFR's in the $800k-1mill range (with ADU's and they have never came in under valueFHA loan guidlelines do not give detached ADU's value.Though ADUs produce income, lenders cannot use the income to assist with approval as they can rents for a duplex.

Not here to complain but to post and see if there are any solutions to the obstacle I have:Was Pre-Approved for 300K Multi-family home & 200K single family home.

You can also add something in your pet criteria that states nothing over 40lbs, no breeds that are considered aggressive, must be approved by landlord first.

Loan amount for Fannie small balance starts at 750,000 and only certain approved vendors offer this product.

My concern is that most of them want me to get a pre-approval, which is understandable but I have not even seen the house and do not know if it’s worth running my credit.
